If you're buying a home, you may want to hire a professional home inspector
to inspect your home and identify potential problems prior to closing.
The inspection usually lasts about three hours and the buyer is typically provided with a
written inspection report after completion of the inspection. The inspection generally costs
between $220.00 and $350.00 depending on the size of the home and additional amenities such as
a pool or spa which must also be inspected. What does a home inspector routinely check for?
- Checks the condition and age of the roof.
Fading, tile thickness and curling of the tile will
generally give the home inspector a good indication as to the age of the roof.
- Checks the attic and insulation depth and R-factor.
- Checks for proper operation and installation of the hot water
heater and water temperature. Normally a temperature of not more than 225 degrees is recommended to prevent
any possibility of scalding.
- Checks all of the electrical systems in the house to determine the
working condition and age.
- Checks the voltage of the electrical outlets which is usually determined using a voltmeter.
- Checks all interior and exterior doors and windows to determine proper
operation and whether adjustment and/or replacement is needed.
- Tests all smoke/fire detectors to make sure they are in proper working
condition and recommends corrective action to remedy any deficiencies.
- Checks for water damage and/or leaks in the bath, kitchen and roof areas.
- Tests the ventilation systems and recommends corrective action if required.
