choice for the investor whose primary objective is to realize an immediate,
modest positive cash flow on a rental property. As a general rule of thumb,
a cap rate of 13 to 15 percent is required in this scenario.
Water-front property in a community
such as Clearwater, South Tampa, Apollo Beach or Oldsmar is an excellent
choice for the longer-term investor desiring high appreciation and a tax
sheltered investment although this type of investor may incur a negative
cash flow during the period of ownership.
Pre-construction pricing on new homes is another option
for the real estate investor looking to realize a profit on their investment
after 2 to 3 years through resale and using the rental income to offset the mortgage and property tax
payments in the interim. Under this scenario, an investor may
wish to consider offering a lease purchase option to the prospective renter/buyer. Under this type
of contract, a buyer places a non-refundable performance deposit on a property and signs
both a lease agreement and a bilateral contract which stipulates the timeframe
the buyer has to complete the purchase. This is typically one to two
years giving the buyer time to improve their credit score, if necessary, and to
accumulate money for the closing costs and down payment.
Another option maybe to purchase a builder's model
home and lease back to the Builder during the construction and home selling phase of the community's development.

Another option may be to invest in short term vacation
rental property where the typical rental period is anywhere from one to three months. The advantages in this type of
investing are: 1) you accept a non-refundable rental payment several weeks in advance of the stay,
2) there are many websites to advertise your vacation rental property on so the advertising costs are low, and
3) the rental rates are much higher on short-term rentals than on longer term rentals although the investor
